My fiance and I are first time buyers. We were completely lost and afraid of the entire process. Kelly from Good Neighbor Mortgage and Realty was amazing. With our busy work schedule, Kelly was always available to talk and easy to communicate with. She would listen to everything we said and use it for our search. At no point did we feel pressured to like a house that didn’t interest us.

We looked at several houses and Kelly always kept us upbeat and positive so we never gave up. With different house buying options out there, Kelly and her partner Brian always gave us their honest opinions on that sale. Not knowing any real estate lingo, Kelly always was there to explain everything. 

As first time buyers, we were able to find a house in the area we always dreamed of getting in a shocking 2 months! Kelly took great care of protecting us during the escrow process. We would read every word on every document and Kelly would explain any question (big or small) that concerned us. We were always told purchasing a home takes a lot of patience but we also learned it takes a positive attitude. 

We had friends share their home buying experience, and that was the reason we were afraid to try buying a house. Our home buying experience was completely opposite from what we were expecting and that was because Kelly helped us enjoy the process.

I wanted to say that for someone who searches and finds home loans on my own it was a nice change to have someone do it for me.  Unlike my previous experience, Brian Delbenes was efficient, pleasant to work with, and he stayed on top of everything the entire way through the process. 

After “attempting” to work with a previous broker for over 3 1/2 months I always found myself back at square one.  No matter how much documentation was requested and provided I kept getting the run around and with each passing month it was $650.00 that I could have been saving.

Literally beside myself, I finally decided to make a change and unfortunately for Brian he was on the receiving end of my anger, frustration, and complete lack of trust.  However, Brian was a true professional from beginning to end.  He answered all of my questions, showed me all the in’s and out’s of the process, and he even gave me 3-4 different pricing options so that I could choose which interest rate would work best for me! 

What this other person could not do on one loan in three months, Brian funded and closed all three of my loans in less than three weeks!  He definitely earned my trust and respect and his honesty and transparency were refreshing and exactly what I needed!  Needless to say I am a happy camper and I have already recommended him to some of my closest friends!

After five months of unsuccessfully trying to negotiate the payoffs of my loans by myself I was recommended to Brian Delbenes by a close family friend.  Unaware as to how the short sale process worked, Brian took the time to sit down with me and explain everything in detail… step by step.  Shortly thereafter, Brian had listed my home for sale, marketed the property beautifully, and within a matter of three days had received over a dozen offers on my property!  Trusting Brian’s experience and knowledge, I selected the offer/buyer that he felt most confident would be there at the very end of this process.  In retrospect, it was the best decision I made because the initial buyer we chose was in fact the same person with whom we had closed escrow.

While the short sale process was cumbersome and exhausting it was a great comfort knowing that I had Brian on my side protecting my interests each and every day.  With two loans having to be negotiated it proved to be an extremely difficult task to get both lenders to agree upon a payoff amount.  However, Brian’s perseverance, persistence, and superb negotiating skills ultimately prevailed!  Brian was able to get the 2nd lienholder to accept $10,000 less than their original proposal which finally allowed us to complete the short sale process!

I met Brian when he called me to remove some small dings out of his SUV. He is a very nice and approachable guy.  We talked the entire time I worked on his car and I subsequently found out that he did refinancing.  I expressed an interest in finding out if I could qualify and how it would benefit me to go from a 30 year loan to a 15 year loan with less interest.  The savings was huge and this was an opportunity that I could not pass up!

Brian asked me a few simple things because I am self-employed, analyzed my tax returns to see if I would qualify, and then he went to work for me asking NOTHING in payment and promised me that the ONLY money I would be out would be for the appraisal.

I was updated constantly as Brian would contact me either by text, voice, or email. You would think that I gave Brian thousands of dollars for the diligent and professional work attitude he displayed.  At the very end of the three week process we had a snag with my HOA and instead of Brian just giving up he immediately submitted my loan to another lender and within two and a half weeks he had my loan all sewn up and ready to go!

I could not have been more satisfied with Brian. If you want a man who does exactly what he says and do for you… call him.

We were referred to Brian from a friend who had just refinanced her home with Brian’s help.  She told me that Brian had made the process easy and was really happy with the end result. I told my husband and we called Brian the next day. From the very beginning, Brian was nothing, but informative and professional.  He came out to our home at our convenience to complete the loan application and was extremely patient in answering our millions of questions.  Not only did he show us a couple different options, but also took the time to explain each one of them in detail.  We never felt rushed or pressured throughout the entire process. We really felt like Brian cared and was on our side as he guided us through the refinance process.

In fact, we did hit a major obstacle when our appraisal did not come in at the value needed to close the transaction.  However, instead of Brian just giving up (and because he is also a Realtor) he accessed the MLS, did his research, and submitted an appeal on our behalf.  After about a week of Brian fighting against all of the appraisal management company’s objections he was finally able to get a higher appraised value and close our loan!  On top of that, he also kept track of the market conditions so that we locked our interest rate on one of the lowest days of the year!

We were really happy with our refinance experience and grateful that we had Brian to guide us through the process.  He will for sure be recommended to all of our family, friends, and co-workers!

I actually met Brian Delbenes about a year ago at the top of the Cholla mountain biking trail in Aliso Viejo.  Unbeknownst to me at the time and as God as my witness he was a blessing from heaven.

Fast forward six months and on Sept. 3, 2011, I contacted my current lender about refinancing as interest rates were super low.  45 days later and now in middle of October my refinance was going absolutely nowhere.  So not only did my current lender not close the loan as promised, but they also wanted to charge me a higher rate and additional fees.

One day while we were riding, I displayed my anger and frustration to Brian as I explained what had transpired with my current lender.  Fearful as to not wanting to jeopardize our friendship Brian assured me of his professionalism, expertise, and encouraged me to let him take the reins so that he could work his magic!  Needless to say it was the best decision I had made and my wife still thanks me to this day!  I may have caused Brian half a dozen gray hairs, but to keep me quiet wouldn’t make me human!  In spite of all the questions, concerns, and challenges I threw his way he kept shining like a star!  He managed to get my loan processed, signed, and delivered within 30 days.  Oh… one important thing I forgot to mention was that Brian refinanced both of my properties at the same time!  All of our bills were paid through escrow and all that was left were two amazingly low 15 year fixed rate mortgages!

How can you not recommend someone like him to others!?  As a matter of fact, I have turned my niece to him and he’s diligently working with her at the time of writing this testimonial.  It is with great gratification, honesty, and friendship that I recommend Brian Delbenes and the staff of Good Neighbor Mortgage & Realty.

My husband and I were finally ready to purchase a house because the market was so good and it was a true “buyer’s market”.  However, we initally started working with a Realtor who tried to convince us it was a “seller’s market” and that we should settle on things we did not want and that we should feel ever so lucky.  We felt he was completely wrong and decided to put our home search on hold.

That’s when my husband’s friend said we should talk to Brian.  Hesitantly we did, but it was the best phone call we made because we are now the proud owners of a home and no longer renting! Brian has been such a breath of fresh air in the real estate/mortgage broker industry.  He and his team definitely went the extra step in every aspect of this whole transaction.  They took the time to explain everything in detail until we understood it, locked in an amazing low rate, and carefully guided us down both the real estate and mortgage paths all at the same time!  I truly believe that being represented by someone who was handling the loan (broker) and the purchase (Realtor) of our home gave us an added edge.  He did not need to explain the urgency to another party regarding our rate lock and our qualifications.  Nor did we have to play telephone tag (for the lack of a better phrase) between our Realtor and our lender. Brian simply coordinated and handled everything!

One of our biggest challenges is that our “soon to be home” was a rental property/tenant occupied and the seller/agent went MIA and did not care about getting the current tenants out of the property before we took possession.  As the renters were an elderly couple they decided to trust Brian to make the arrangements for them to vacate the home.  On moving day, Brian and Kelly were at the home physically helping to pack the tenant’s belongings and load them onto the moving trucks.  Good Neighbor Mortgage & Realty also helped the tenants get a storage unit, put them up in a hotel, and even footed some of the expense as a courtesy to them.

We would definitely use Brian again and have already recommended him to some of our friends and a close family member!
